We believe that placemaking is much more than the development or repurposing of buildings – it’s about creating a magnet for residents, businesses, and visitors from all walks of life. Our approach puts a modern spin on core tenets of New Urbanism, utilizing inspiring and exciting spaces, revived job centers, community resources, and, where possible, additional transit options.

Nowhere is this more evident than the renowned Bell Works redevelopments in Holmdel, NJ, and Hoffman Estates, IL – the transformation of dormant, large-scale research facilities into thriving ‘Metroburbs’ that now serve as cultural nuclei for their entire regions. The Bell Works paradigm creates a self-contained metropolis in a livable and accessible suburban location, complete with its own ecosystem of offices, shops, dining, event space, hospitality, and community resources.

We have a track record of improving public transit options through public private partnerships. This includes Wesmont Station, where we partnered with NJTRANSIT to build an entirely new train station in Wood-Ridge, NJ, and Somerset Station, where we are in the midst of a mixed-use development surrounding Somerville, NJ’s train station, creating a more vibrant, better connected downtown.
